The latest news from the Federal Reserve has created a significant opportunity for Texas homebuyers and sellers!
As we close out 2025, the housing market is experiencing a phenomenon reminiscent of last year. In mid-September, the Fed lowered the target federal fund rate by 25 basis points, citing concerns over the labor market. This decision had an immediate and welcomed impact on mortgage rates.
According to the Texas Real Estate Research Center, the average 30-year mortgage rate fell sharply to a 12-month low of 6.25%. This is a notable drop from the 6.8% to 7.0% range that characterized the spring and summer markets.
What this means for you:
Increased Affordability: The drop in rates is helping some buyers who were previously priced out re-qualify for loans, making homeownership accessible again.
Buyer Return: This shift is expected to draw "holding out" buyers back into the market, potentially leading to a busy late-year selling season.
Why does this feel like déjà vu? The Fed's move echoes 2024, when three consecutive rate cuts started in September. That period saw 30-year fixed mortgage rates drop nearly 100 basis points, leading to a dramatic rebound in home sales. The final quarter of 2024 posted double-digit year-over-year gains, effectively ending the post-pandemic housing slowdown.
The question market watchers are asking is: Will 2025’s final months see a similar resurgence?
Texas is already showing signs of a turnaround!
After a sluggish spring market, Texas home sales are gaining modest momentum:
July: Pending sales surged 9.2% year-over-year.
August: Pending sales rose 5.4%.
September: Pending sales continued upward with a 1.7% gain.
Year-to-date, total sales are now 1.7% above 2024 levels—a strong indication that transactions are increasing across the state. The Texas Real Estate Research Center notes that the direction of mortgage rates in the coming weeks will remain the key driver for activity for the rest of 2025.
The window of opportunity is open! While future rate movement is uncertain—contingent on labor market dynamics, GDP, and inflation—the current rate environment is highly favorable compared to just a few months ago.
If you’ve been waiting for a signal to jump into the market, this is it! Don’t wait for rates to potentially reverse course as they did in late 2024. Let's capitalize on this positive shift.
